Everything on this site is general information. None of it is a commitment to lend, a loan approval, a rate lock, or an offer to enter into a loan agreement.
Rates, programs, terms, and availability change without notice and vary with credit profile, property type, occupancy, loan size, and structure. Nothing quoted through this site is locked or guaranteed.
Pre-qualification and pre-approval depend on verification of income, credit, and assets, on property appraisal, and on underwriting guidelines. Not every borrower qualifies for every program.
Edge Home Finance, LLC is licensed in 49 states and the District of Columbia and is not licensed in New York. It does not originate loans secured by New York property.
The payment calculator, DSCR calculator, and other tools are illustrations that use stated assumptions — including estimated taxes and insurance. Real figures will differ.
No output from this site is a quote, a payoff figure, an appraisal, or a statement of account. Your servicer's statement governs an existing loan.
Provide accurate information. Don't submit someone else's personal or financial information without their authorization. Don't scrape, crawl, overload, probe, or otherwise interfere with the site or attempt to access parts of it you haven't been given access to. Don't use the site for any unlawful purpose or to submit fraudulent inquiries.
If you use the client portal, access is personal to you. Keep your password confidential. Your file is encrypted with your password, which means we cannot read it or reset it for you — if you lose the password, the data must be reissued. Figures shown there are estimates from scheduled amortization plus a value you enter yourself, not a statement of account or a payoff quote.
The text, design, layout, and code of this site are owned by us or our licensors and may not be copied, republished, or used to train or build a competing service without written permission. The Equal Housing Opportunity logo is used as fair housing requirements provide.
Applications are submitted through Edge Home Finance's application system, and licenses are verified through NMLS Consumer Access. Both are operated by others under their own terms and privacy policies. We don't control them and aren't responsible for their content or availability.

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute arising from the site will be brought in the state or federal courts located in Pinellas County, Florida, and you consent to that venue. This does not apply to any claim you are entitled by law to bring before a regulator or in a different forum.
If a provision of these terms is held unenforceable, the rest remain in effect. Our failure to enforce a provision is not a waiver of it.
We may revise these terms. The revised version is posted here with a new effective date, and continuing to use the site after that date means you accept the change.
